Building Responsibly at Konect 62

Stoford and Henderson Park are committed to building responsibly and have a comprehensive strategy for delivering Konect 62 to meet the highest ESG standards. Konect 62 is regenerating the former Kellingley Colliery to provide a high quality, sustainable business park providing a range of enhanced ESG features. Phase 1 of the development has already delivered many of these features as listed below. Future plots will be delivered to Stoford's enhanced base build specification providing Net Zero Carbon in building operation, BREEAM Excellent, EPC A/A+ and enhanced building fabric to reduce energy use. Additional enhancements can be provided to meet specific occupier requirements.

Located on the brownfield site of the former Kellingley deep coal mine, Konect62 delivers high quality space with outstanding ESG credentials. Implemented measures include:

ENVIRONMENT

Electric Vehicle Charging:20% of car parking spaces to be Electric Vehicle charging and cable enabled, with potential for expansion.
Landscaping:To date, there have been over 4,000 native trees and shrubs planted as part of Phase 1.
Solar Power:Over 14,000 square feet of PV panels already installed as part of Phase 1, producing an estimated 250,000 kwh of energy per annum, enough to power around 90 homes for a full year.
Ecology:7 acres of protected woodland, in addition to a 5 acre surface water retention pond delivered as part of Phase 1.

SOCIAL

Local Transport Initiatives:£150,000 contribution towards local transport initiatives to date. In addition to site wide running and cycling routes, linking to the canal towpath.
Canal and Public Art Initiatives:£155,000 towards Aire and Calder Navigation Canal improvements and £30,000 towards Public Art to date.
Construction Jobs:Phase 1 required 1,350 individuals to complete, employed across varying roles.
Full Time Employment:An estimated 1,500 full time jobs will be created from Phase 1, with a further 1,000 jobs expected after Phase 2 is completed.

GOVERNANCE

Waste and Recycling:Approximately 98% of all waste in Phase 1 was either reused or recycled off site, limiting waste-to-landfill.
Employment:Dedicated Local Skills & Employment Plan utilised during Phase 1 construction.
Considerate Contractors:Rated ‘Excellent’ by the Considerate Constructors Scheme, scoring 42 out of 45 against the following categories: Respect the Community, Care for the Environment, Value their Workforce.
Modern and Sustainable:BREEAM Excellent and EPC A grade units providing efficient homes for local businesses.
